Import VMTB levels into another engine, 3D modeling software..?

I'd like to import the levels including textures into another 3D software or engine, so be it Blender 2.80, Sweethome3D or Unity  any free tool will do.

Is there a way to do it?

I never try it, but you need this 3 tools:
1- hammer
2- https://developer.valvesoftware.com/wiki/Propper
3- https://developer.valvesoftware.com/wiki/Blender_Source_Tools


The docs speak about half life, but in theory will be the same process of bloodlines...
